With nationwide coverage, our local agents will be able to find you a tenant in the shortest possible time whilst achieving the highest possible rent. We ensure that every potential tenant is fully referenced and, as part of our tenancy agreement, are obligated to take out a tenant’s liability insurance policy to not only protect themselves, but also to protect our landlords interests.

We fully research the rental potential of each property with a combination of expertise and local knowledge. The process of bringing a property to Ezytrac is simple, painless and straightforward. We will guide you through the process of giving your current agent notice and will then take on all of the administration from there on – it really is that simple!
Our accounts department will collect rent from tenants and pay over to the landlord’s within 24 hours of the rent appearing on our bank statement. We will constantly chase the small number of tenants that fall into arrears and update landlords on a regular basis of progress being made. If there is a genuine reason why a tenant has fallen into arrears, we will always suggest a solution to get payments back on track.
Ezytrac provides consolidated statements for landlords to help them with their end of year tax returns.
In the unfortunate circumstance of a tenant having to be evicted, we will work closely on the landlord’s behalf with our recommended legal advisers to help the landlords resolve the issue in the shortest possible time with the minimum of fuss.
We encourage all of our landlords to take out a highly cost effective rent and legal policy to protect their rental income as well as providing the necessary legal support should an eviction be called upon.
Should any of our landlords have any legal questions, we are able to provide a fully researched response quickly.
Once a property is under our management, our Effortless Property Management philosophy truly takes over. With a carefully referenced tenant in situ all the landlord needs to do is sit back and reap the rewards of their investment. The Ezytrac team will look after the property as if it was their own, and each landlords dedicated property manager will oversee all communications and be on hand to offer help and advice as and when it is needed.
Whether a landlord has a single property or a portfolio, there will often be times when they will request an estimate of a property’s valuation as they build their wealth. We will always be available to discuss investor’s strategy, review the current portfolio, research a property’s value, and help an investor change strategy if their objectives alter.
We provide a 24/7 maintenance service so that tenants can report any issues that they may have – and we will ensure that, depending upon the nature of the call, a suitable contractor is sent to the property as soon as possible. Our maintenance team will always discuss with the tenants the problem that they are reporting and do everything within their means to rectify the problem over the phone before the cost of a contractor visit is arranged – this will always be the last resort.
Our maintenance department has a network of national contractors and will always search for the most cost effective repairs possible, saving you, the landlord, time and money!
We obviously do everything we need to to keep your tenant happy. It's our overriding believe that most tenants just want the quiet enjoyment of your property. So this is our prime task, it ensure this happens.
Sure you will on occasion have tenants that don't pay, damage and end up in court but that is still the minority of tenancy's that are affected by this.

All packages come with installation, delivery, clean up and photos.
This is only applicable within councils that require selective licensing of properties but the application can take many months and requires a massive amount of details depending on the council. Not a fun process.
Our team can help you navigate the process and do the entire application for you. We then become the contact and ensure you meet the standards set by the council.
Bills Registration Management - Ezytrac will oversee the registration of Ground Rent, Service Charge, Permission to Let, Utilities (council, water, electric, Combined Heat and Power (CHP) and gas suppliers), Void Period Bills on your behalf.

A separate agreement and authorisation is required for this service.
Gas Safety - Ensuring compliance with the Gas Safety (installation and use) Regulations 1998 with regards to the inspection, maintenance, and keeping of records in respect of gas appliances in tenant’s premises. The first certificate is included in the build by the developers; they are valid for 12 months.

Take time to research your project. Renovation or large scale projects are usually only suitable if they add value, this means either capital increase or potential rental increase.
Ezytrac's Renovation Contractors will oversee the whole job. This means that you will have a coordinated approach and less problems between contractors.
We get at least three estimates and/or quotes. The difference is important, a estimate is exactly that it can change. A quote if a price that it will cost. However, the danger you face if you haven't prepared is that you if you choose to change things after the project is agreed the costs can mount up.
Depending on the size of the job we may arrange a full contract to be signed with covers both parties.
